Financial stress is the leading cause to most of life’s problems – divorce, depression, insomnia, lethargy, weight gain and many more. This is not a secret and the research continues to pile up. So why sell your house to a private investor? How will that help get rid of your financial stress?
For many Floridians, their biggest financial asset is their home. The equity they have accumulated over the years is usually enough to completely get rid of their debts or at least put a good dent in it.
So when money is tight, instead of facing foreclosure or bankruptcy (both of which will completely ruin your credit rating), the easiest 'quick fix' is to sell your house and rent.
But when most people think of selling of their home, it's usually with a realtor. And when you're NOT facing financial debt or emotional stress, that can be a good choice.
But when you're having financial problems, you likely don't have a lot of time and the 'weight on your shoulders' is taking a serious toll on your physical and emotional well being. We see this all the time, and it's normal to feel this way!
Being tight on money when you're trying to support yourself and your family is never a good feeling!
So why should you sell your home to a private investor? Here are seven reasons why you should sell your home to an investor instead of using a realtor:
1 - Speed
A private investor can close on your home MUCH quicker than a regular home buyer can. Often in only 7-10 business days!
When you sell your house with a traditional realtor, the process can take up to four months from start to finish - or more!
Realtors have to get the listing ready which itself can take a week or two. They usually hire a designer/home stager to help de-clutter and 'set the home' followed by a photographer to take and edit the photo's. Then they have to upload the listing to the MLS before waiting for an offer to come from picky-emotional buyers.
On average in Florida, a home will be on the market for 60-90 days before receiving an accepted offer.
After receiving an accepted offer, the buyer will usually require 90-120 days on average before actually closing on a home.
So you can see the difference between the two buyers. One is emotional and cautious, as they should be! Buying a large asset as a primary residence is a big step and requires a lot of due-diligence.
And the other buyer, the investor, has little to no emotions involved. It's simply business to them.
This is often what they do for a living and they buy houses regularly. So this isn't new.
When you sell your house directly to a professional investor it's often much smoother and quicker, as you can see. If you already have credit card companies or your mortgage lender breathing down your neck, you likely don't have four to five more months.
2 - No Repairs Needed - They Buy AS IS!
Investor's will often buy your home as is. You don't need to lift a finger or clean anything!
In fact, they prefer that you don't! Professional investor's often have a 'renovation system' that they use over and over again to flip or rent out their products (homes). They would rather you not spend any of your hard earned money on renovations as they will likely rip it out anyway, unfortunately.
When you sell your home with a realtor, it's often expected that you'll need to do some updating (both cosmetic or mechanical ) before listing your home.
Realtor's don't like to list outdated homes or those that need repairs and regular home buyers don't like them either. A home that needs repairs will sit even longer on the market!
And if you're already feeling financial stress, then having to hire and pay contractors will add to it.
3 - No Expensive Commissions of Fees
As you likely know, when you sell your home with a realtor, it's expensive!
These costs are usually between 5-6% of the sale price - not including the renovations needed before listing your home.
When you sell to a private investor, guess how much you pay?
$0!!
4 - They Can Take Over Your Payments Immediately
If you're in extreme need of financial relief, they can even take over your payments immediately while the paper work closes with the lawyers. A regular home buyer will likely never have this service to offer you.
5 - No Home Inspections Needed
As I said above, regular home buyers are emotional and 9 times of out ten will hire a home inspector.
As an investor myself, I can tell you that home inspections ALWAYS, ALWAYS, ALWAYS uncover something that needs attention. Even brand new homes will have some sort of problems right after being built.
It's just the way it is when you have a physical asset built by humans, it's normal! And the last thing you want is the buyer coming back asking for more money off of the sale price (which happens more often than you think!).
Professional investor's very rarely do a home inspection, and if they do, they'll do it right there with you when visiting your property to make you an offer.
As I stated earlier, these investor's buy properties regularly so they know exactly what to look for within 10 minutes of touring the property.
And should something catch their eye, it's not an emotional response like from a regular buyer.
6 - They Can Buy Your Home And Rent It Back To You
I know how emotional selling a family home can be. If you've raised your children in this home and they're still enrolled in elementary or high school, they definitely want to stay with their friends. Or maybe you just really like the neighborhood and would hate to leave.
There's some good news! An investor can always buy your home (meaning you can pay off your debts), and you can continue living in the home while you rent.
You'll now have zero responsibilities for making repairs and all of the other costs that go along with home ownership but still have the benefits of living in the home that you love!
7 - They Don't Need Financing Conditions
When you sell your house to a home buyer, they will likely need 7-10 business days alone just to get financing approval from a bank.
Professional investor's often don't need a financing condition in case they need to back out of your deal. They often have the cash sitting in their accounts to buy your home outright with a simple cheque! Or, they may only need a few days at most to co-ordinate their money partners to get on board if they haven't already.
Investor's make things happen quickly!
*Bonus Reason Number 8* - No Annoying Appointments Needed
Listing with a realtor often means having to work around the many appointments that home buyers need. This means you have to clean your home and keep it in tip-top shape before EVERY single showing as well as leaving the home for an hour at a time (usually around dinner time, too!).
Investor's usually only need one look at your home, and you can be present. There's little inconvenience to you!
